Megève: A village with many facets and always a solid investment...

Located at the heart of the Rochebrune massifs, Jaillet, and Mont d'Arbois, Megève is also at the edge of a pass. A place rich in history, Megève is a territory with multiple facets: nature, sports, heritage, luxury, simplicity, chic, and authenticity. Megève's reputation is intimately linked to the arrival at the beginning of the 20th century of Noémie de Rothschild. 

Megève, the cradle of skiing, is celebrating this winter the 80th anniversary of the first cable transport in France dedicated to skiers. A mythical gondola located on the Rochebrune massif.

Emile Allais celebrated his 100th birthday before passing away this winter. A triple world champion skier, the originator of the parallel ski method, and the developer of the Squaw Valley and Portillo resorts, Emile Allais, after whom the public school with sports classes is named.

In terms of heritage, the fourteen chapels of Calvary are located at the foot of the Mont d'Arbois Massif, and the skier's chalets designed by architect Henry-Jacques Le Même are numbered by the dozens, discovering them becomes a game...

Megève is also home to two museums, permanent and temporary exhibitions, pedestrian streets, boutiques, bars, and restaurants. A media library, a sports palace with indoor and outdoor swimming pools; a fitness room, SPA des sports, equestrian center, 18-hole golf course, all outdoor activities not to forget the altiport...

Megève is a village less than an hour from Geneva that is experienced and not just talked about, given its diversity.

Gems of Savoy and Haute-Savoie, three resorts including Megève benefit from a sustained real estate market that primarily attracts French clientele.

Megève has experienced a price contraction of 10 to 20% over 2 years, which has not led to a market downturn, as it remained buoyant, primarily French, unlike other resorts of the same level, whose market is more dependent on international clientele.

The resort, of which Jean Cocteau said it was “the 21st arrondissement of Paris”, is an authentic village with a loyal cosmopolitan clientele, consisting of Britons (22%), Swiss (22%), South Americans and Eastern Europeans (11%), but mainly French clientele (34%), primarily from Paris and wealthy.

A constant demand

Megève's prices are the highest among all French resorts. The sales price per square meter ranges from 8,000 € at Rochebrune/Jaillet for an apartment or chalet, to 18,000 € for Megève center and Mont d'Arbois for very high-end chalets.

Prices justified by the prestige of the resort, notably characterized by its 7 five-star hotels, not to mention the future palace under construction on the slopes of Mont d'Arbois, the first “Four Seasons” within a ski resort, or the future winter golf course with heated greens.

Attracting both sports enthusiasts and lovers of large open spaces, Megève offers various types of properties sold between 1 and 7 M€, depending on the geographic location and area. There is a market with several segments. For apartments, properties between 1 and 2 M€ are currently the most in demand. These are 3-room apartments quite close to the city center and the slopes, located on the side of Rochebrune and Mont d'Arbois.

For chalets, the offer starts at 2 M€. Between 2 and 3 M€, there are small chalets on the side of Combloux and Demi Quartier. Prices rise to 5 M€ for a chalet of 350-400 m² with 5 bedrooms, a relaxation area located in the commune of Megève itself. This is currently the core of the demand. Finally, there are also exceptional properties, much larger chalets that are negotiated between 20 and 25 M€.

A transition year

In Megève, despite a market clearly favorable to buyers, the year 2016 could be synonymous with a slowdown. The town hall has just opened the finalization of the implementation of its new PLU outside the areas close to the city center. It will therefore, for the moment, be a bit more complicated to build.

But this PLU should be in place by March 2017 at the latest. Fortunately, there are many properties in stock, including several plots for sale with projects to be realized. Megève is not at all in a situation of shortages or market blockages due to regulation, as can be the case in other resorts.
